Approach the 3,000 sq. ft. property via a winding, uphill country road, and feast your eyes on the undulating countryside, lush olive trees, surrounding lavender, and quiet charm.

The rustic stone villa has an atmosphere of gracious calm and storybook magic. Step inside the entryway to a cozy foyer, sitting room and spacious living area warmed by a open-fire fireplace. The interior features exceptional tiled terracotta floors, dramatic high ceilings, soft neutral hues, eye-opening windows, and a series of never-ending French doors that open up the living space to the delightful hills and landscaping beyond. On the ground floor, the lovely dining room extends through French doors to the pool and pergola. The modern kitchen with wood-burning stove connects through French doors to an outside patio with panoramic views of the surrounding countryside. And there are two ground floor bedrooms, one with a beautiful French bed and one twin bedroom, each with large French doors with access to the lawn and patio. On the first floor, you can bury yourself in a cozy study area with fax, computer, and dial-up Internet—reachable via a separate front-driveway entry, up steps. The two annexes can be entered discreetly via upper and lower doorways, and offer queen/twin bedroom suites and kitchenette areas. Three of the seven varied bedrooms in the annexes and villa have soothing Jacuzzi tubs and all bedrooms in the main villa have en suite bathrooms.




Federico offers an escape from the ordinary and an entry to the sublime. While away long afternoons at the swimming pool (6 x 12 m), dine al fresco on the patio, or in the barbecue area or pergola. The property is just steps from the rolling Tuscan hills; hike daily or use complementary mountain bikes (limited number). For further pampering and relaxation, the famed therapeutic thermal spring spa is just a walk away. Later on, wander down the road to a charming local bistro that offers regular tastings of local wines. Get into the spirit and frame of mind for a satisfying sojourn of mythic proportions.

What to do in the San Casciano dei Bagni region of Tuscany
Take a visit to the reknowned thermal spa in San Casciano dei Bagni. It was the Etruscans who first discovered the healing properties of the thermal waters in Val d'Orcia. In the 17th century, the renowned Medici family built a series of baths, which have been reborn as a luxurious new spa featured in Travel & Leisure.

The enchanting town of Cetona will charm you with its cobblestone streets and medieval architecture. This lovely village has grown in popularity as a home for international artists and socialites. Stop for an exquisite lunch or dinner at Osteria Vecchia (so good!)—you won't be disappointed.

Definitely worth a visit are Orvieto, Assisi and Todi. Head to Deruta to shop for the renowned local ceramics. Last but not least, make sure to check out the chocolate museum in Perugia!
